    your earning potential.

Eligible veterinarians can explore projected-income mortgage options through lenders within our network. This projected-income pathway covers final-year applicants in eligible Canadian veterinary training and newly practising veterinarians within 12 months of program completion. Current income related to veterinary medicine must still be verified.

Your broker confirms the applicable program before you rely on it. A projected-income figure is not a salary forecast or a mortgage approval.

Make the completion date part of the first conversation

The early-practice window for veterinarians differs from the dental pathway. Bring the date shown on your program-completion evidence and your intended mortgage timeline. If you are still in the final year, enrolment confirmation should identify your current stage. A broker can then confirm whether the lender’s timing and documentation rules fit your file.

Projected income alongside income you can document

This projected-income approach uses a profession-based qualification figure for eligible applicants. It does not replace current income verification. Income must relate to veterinary medicine; zero income or earnings solely from another field do not meet these program criteria. Tell us what you currently earn and how it is documented before relying on a projected figure.

Keep education debt in the plan

Student loans and lines of credit remain part of the assessment, including debt with deferred payments. Bring balances and repayment terms so your broker can establish the lender’s qualifying treatment. You will also need a clear source of down-payment funds and money for closing costs. The available financing percentage and acceptable gifts require a review of the actual application.

Buying a residence or buying a clinic

This pathway concerns an eligible owner-occupied principal residence with one or two units. It may support a purchase, refinance or lender switch where the rest of the criteria fit. A veterinary clinic, rental property or second home is a different financing request. For business premises, review our commercial mortgage information and discuss the property’s use.

Advice beyond the first year of practice

You can still talk to Artisan after the projected-income window has passed. An employed veterinarian can discuss documented employment income; a practice owner may need a self-employed income review. If you already own a home, bring the renewal date, remaining balance and any proposed changes so we can distinguish a lender switch from a refinance.

Before you take the next step

How recent must veterinary program completion be?
The newly practising pathway uses a 12-month window after completion of an eligible Canadian veterinary program. Confirm your completion date and the lender’s current timing requirements before relying on that window.
Does final-year veterinary training automatically qualify me?
No. Final-year status is one eligibility condition. Actual income related to veterinary medicine, program evidence, credit, debt, down payment and the property must also meet the lender’s requirements.
Are veterinarians outside the first year of practice still welcome?
Yes. Artisan can review other mortgage options based on documented employment or practice income. Being outside this projected-income window does not by itself determine the outcome of a standard mortgage application.
Can I use projected income to finance a veterinary clinic?
This residential pathway does not cover clinic premises. An eligible principal residence and a business-property purchase need separate financing assessments.
