Mortgage broker services in British Columbia
A BC mortgage needs a plan for both the loan and the property. Artisan Mortgages helps British Columbia buyers and homeowners discuss purchases, renewals, and refinancing by phone or video from our Edmonton office. Start with where the property is and the decision ahead of you.

Discuss my BC mortgageA BC file from the first conversation
Tell us the property location, ownership, use, and closing or renewal date. This helps frame the lender questions and the work to coordinate with your BC legal professional. We do not operate a separate Vancouver office.
Compare a British Columbia renewal offer
Use the mortgage renewal page to compare two fixed-rate offers, including upfront costs and the balance left after the term. Bring any mortgage-linked line of credit into the conversation. Ask the receiving lender to confirm the qualification rules for your particular transfer; the rules for an eligible bank-to-bank straight switch should not be assumed to apply to every lender or mortgage structure.
Plan for a BC purchase and transfer costs
BC property transfer tax relates to acquiring and registering an interest in property. It is separate from annual property tax. Ask your legal professional to assess the transaction and any exemption before treating a published example as your closing budget. The BC first-time buyer guide explains the questions to prepare alongside the mortgage application.
- Keep the purchase price, deposit timing, available down payment, and closing reserve on the same worksheet.
- For a strata property, ask which building, insurance, financial, and other records are needed for the financing review.
- Mention a tenancy, leasehold interest, unusual property use, or planned ownership change at the beginning of the file.
Refinancing and changes to ownership
If you want to renovate, consolidate debt, or change who owns the property, describe each goal separately. A loan comparison and an ownership transfer are not interchangeable. Start with the refinance page, then have your BC legal professional identify any title or tax implications. Request a breakdown of legal, appraisal, registration, and lender costs for the actual proposal.
Choose a broker and understand the lender options
Ask who will arrange your BC mortgage and which brokerage appears on your documents. You can check current licensing through BCFSA’s public search. BC’s Mortgage Services Act took effect on October 13, 2026, so use the current register when checking a professional. Our lender comparison guide helps you discuss the options without assuming every lender offers the same products or participates in every broker’s panel.
Vancouver and the rest of British Columbia
Our Vancouver service page is a starting point for a Lower Mainland file. For Vancouver Island, the Okanagan, or another BC community, provide the property location when you contact us so the broker can assess the available lender options. A remote conversation does not remove property or lender conditions. Ask who will coordinate the application, outstanding documents, and closing communication.
Bring your situation into the comparison
A business owner, a newcomer, and a homeowner approaching renewal may need different records and different lender questions. Start with our self-employed mortgage information or new-to-Canada information if relevant. Tell us if you are buying from another province or expect your employment to change. We can use the first conversation to identify what needs to be clarified before an offer is relied on.
