your earning potential.
Lenders within our network offer projected-income mortgage programs for eligible healthcare professionals. These programs may use a lender-defined income amount linked to your profession and career stage when assessing your application. Actual income must still be verified, and credit, debt, down payment and property requirements apply.
Your broker confirms the applicable program before you rely on it. A projected-income figure is not a salary forecast or a mortgage approval.

See the pathwayPlan around the transition to practice
A move for residency, an associate position or the start of independent practice can arrive before your earnings history reflects the next stage of your career. We start with your training dates, current income and home-buying timeline, then ask which lender criteria fit. Projected income is a qualification method; it is not a forecast of what you will earn or a substitute for a household budget.
Choose the pathway for your profession
Physician programs can consider residency and fellowship stages. The dental, veterinary and optometry pathway focuses on final-year applicants and newly practising professionals. School, credential and completion-date requirements differ, particularly for optometry. Explore your profession’s page for the relevant starting points.
A home, a renewal or a lender switch
These programs cover eligible purchases, refinances and switches for an owner-occupied principal residence with one or two units. A refinance and an insured purchase have different financing limits. Rental properties, second homes, mobile homes and practice premises are outside these particular pathways. For a clinic building or another business property, start a separate commercial mortgage conversation.
Keep borrowing and day-to-day comfort in view
A qualifying amount can differ from the payment you want to carry while completing training, relocating or building a practice. Student loans and lines of credit still count in the lender’s assessment, including debts not yet in repayment. We can help you compare the proposed payment, term, flexibility and costs against your plans before you rely on an approval.
Already earning an established professional income?
You can still discuss your mortgage with Artisan when an early-career program does not fit. Salary, dividends, professional corporation records or self-employed income may need a different assessment. Our self-employed mortgage page, renewal guidance and refinancing information provide starting points for those conversations. A high income alone does not determine approval.
