Toronto closing rules
Toronto closings stack two land-transfer taxes: Ontario’s provincial tax and the City of Toronto’s municipal tax. Some first-time buyers qualify for rebates. The rebate amounts and the brackets change, so your Ontario lawyer confirms both before you waive conditions. We do not print percentages here.

A house in the rest of the city is more often an appraisal and a debt-ratio question. Neither one is an Alberta file with a different city name on it, because the cash to close includes taxes Alberta does not charge.
The Alberta refinance page explains an 80% refinance where there is no provincial land-transfer tax. A Toronto refinance still has legal and penalty costs. Ask for those numbers on your file rather than a national average.
