Eligible physicians may be assessed using projected income through lenders within our network. This projected-income pathway includes recognized Canadian residencies and fellowships, as well as physicians within 36 months of completing residency or fellowship. Training year and specialty can affect the qualification amount. Actual income and all other lending requirements still apply.

Your broker confirms the applicable program before you rely on it. A projected-income figure is not a salary forecast or a mortgage approval.

Start with the training year and completion date

For a physician in training, the lender needs confirmation of enrolment, specialty and current year. Final-year residents and fellows may be assessed by specialty. Newly practising physicians need completion records showing the date and specialty. The lender-defined projected figure is used only where actual income is lower; it does not guarantee the mortgage amount or predict future earnings.

    Moving before residency begins

If your residency starts after your intended closing date, raise that timing early. An acceptance letter and confirmation from the program provider may support an exception review when the usual registration evidence is not yet available. Acceptance into a program does not by itself establish eligibility: actual related income and the lender’s approval are still required.

International training needs its own assessment

If you trained internationally, your provincial licensing and Canadian citizenship or permanent residence status are part of the eligibility review. The training and registration dates need a file-specific review. Ask us to confirm the applicable completion window with the lender before relying on this pathway; it should not be assumed from the Canadian-trained criteria.

A principal residence alongside a demanding career

An eligible purchase, refinance or lender switch can be considered for an owner-occupied principal residence with one or two units. A rental property, second home or practice building needs a separate financing discussion. Your student line of credit remains part of the debt assessment, even during deferred repayment. Bring its balance and terms along with your current income records.

    Established or incorporated physicians

If your practice is beyond the early-career window, we can review the income you actually receive and the records supporting it. Discuss salary, dividends and professional corporation income without assuming that corporate revenue is personal qualifying income. The self-employed preparation guide can help organize the conversation; the broker will confirm which documents your file needs.

Before you take the next step

    Can a first-year medical resident explore a projected-income mortgage?
Yes, this projected-income pathway includes eligible first-year residents and fellows in recognized Canadian programs. Actual related income, enrolment evidence, credit, debts, down payment and property requirements still apply. A future residency offer alone is not an approval.
Are family doctors and specialist physicians both included?
Yes. The specialty schedule includes family medicine and the medical specialties listed on this page. The projected figure can depend on training stage and specialty, and being listed does not automatically establish eligibility.
What if my medical specialty is not listed?
The program guidelines include a general category for unlisted physician specialties. Your broker must confirm that your training and practice status fit that category and which qualification amount the lender currently permits.
Can a foreign-trained physician use the same pathway?
Potentially. The program criteria include provincially licensed foreign-trained physicians who are Canadian citizens or permanent residents. Completion dates, active registration and the applicable eligibility window need confirmation with the lender before an approval can be relied on.
Is a higher projected income a promise of a larger mortgage?
No. The lender also assesses actual income, student debt and other obligations, credit, down payment and the property. Its qualifying figure is not a salary forecast, an approval or a recommendation to borrow the maximum.
