Compare mortgage lenders in Alberta & BC
A lender provides the mortgage; a broker helps arrange it. Artisan Mortgages is a brokerage. We help you discuss financing options for your property, income, and plans, and understand the trade-offs in an offer before you commit.

Discuss my lender optionsStart with the file, then compare the offers
A lender name or advertised rate cannot tell you whether a mortgage will work for you. Establish the transaction, property, income, available funds, and timing first. Then ask which products fit and what each written offer requires.
A useful way to organize lender questions
The categories below help structure a discussion. They are not a ranking, an endorsement of a particular lender, or a statement that Artisan has access to every provider. Product and approval terms must be confirmed for the individual file.
| Option | What to ask |
|---|---|
| Bank | Which product is being quoted, what conditions apply, and how would an early payout or move be handled? |
| Credit union | Are there membership or service-area requirements, and which approval and renewal rules apply? |
| Mortgage-focused lender | Who services the mortgage after closing, and how do I manage extra payments or a future renewal? |
| Alternative lending product | Why does this product fit the income or credit file, what are all the fees, and what could improve the options later? |
| Private lender | What is the full cost, what happens at maturity, and how will the loan be repaid or refinanced? |
Bring the bank offer into the conversation
If you already have an offer, use it as a comparison point. Ask your broker which alternatives are available through the brokerage and whether you should compare a direct offer as well. An offer with a lower rate may have different conditions. Compare the same borrowing amount, repayment period, and term before interpreting the payment difference.
Build a comparison you can make a decision from
Put the practical questions in writing so you can return to them when the offers arrive. Include a plan to move, sell, or make extra payments during the term; the right product should be assessed against those plans.
- Eligibility: what information or property checks must still be accepted?
- Cost: what fees apply, who pays them, and when?
- Flexibility: what happens if my plans change before maturity?
- Timing: when does the offer expire and which conditions must be met?
- Service: who handles the mortgage after funding, and whom do I contact at renewal?
Mortgage renewals and lender switches
For an existing mortgage, use our renewal comparison to estimate interest, upfront costs, and remaining balance for two fixed-rate offers. Ask about a linked credit line or other features before treating the transaction as a simple switch. If you want more borrowing, use the refinance information to prepare a separate discussion.
When the usual document package does not tell the whole story
Explain how your income is earned, which records are available, and what has changed. Our self-employed page can help business owners prepare. If an alternative or private mortgage is proposed, ask why it fits, how its costs compare, and what your realistic next step would be when that term ends.
Check the professional and the scope of service
Ask for the name of the person handling your file and the brokerage on the paperwork. Use RECA ProCheck for Alberta or BCFSA’s mortgage search for British Columbia. Our Alberta service page and BC service page explain how to start with Artisan.
