    Calgary Mortgage Broker

Calgary mortgage services from Artisan Mortgages. Boutique brokerage serving Calgary with personalized mortgage solutions, purchases, renewals, and refinances.

A Calgary mortgage with Artisan is arranged under the same RECA licence as Edmonton. There is no second office in Calgary. Alberta does not charge a provincial land-transfer tax there either.

    Calgary Market Knowledge

We work with Calgary buyers and homeowners daily — understanding the local market dynamics, lender preferences, and what it takes to fund in Calgary.

    Boutique Service

Every Calgary client gets a personalized mortgage strategy, not a cookie-cutter product. We take the time to understand your goals.

    Licensed in Alberta

Fully licensed under RECA to serve Calgary and all of Alberta. Access to Canada's top lender panel ensures competitive rates and terms.

    Calgary closing rules

Calgary uses the same provincial rules as Edmonton. Alberta does not charge a provincial land-transfer tax, and mortgage brokerages are licensed by RECA. Artisan does not keep a second office in Calgary. The file is prepared from the Edmonton brokerage, with a Calgary lawyer and a Calgary appraiser when the property is there.

What changes is the property, not the licence. Inner-city condos need the bylaws and the information certificate the lender asks for. Suburban detached homes are more often about the appraisal and the employment letter, especially when income is tied to a single employer in the energy sector. We do not publish a Calgary average price on this page. Ask the Calgary Real Estate Board or your realtor for the current figure, then we underwrite the house in front of us.

Purchases, renewals, and refinances are the same conversations as on the Edmonton mortgage broker page. A spousal buyout or a private bridge uses the divorce and private mortgage guides.

Is a Calgary mortgage under the same rules as Edmonton?

Yes for licensing and land titles. Artisan is licensed by RECA for all of Alberta, and Alberta does not charge a provincial land-transfer tax in Calgary either. There is no separate Calgary office. The file is worked from the Edmonton brokerage.

What should a Calgary buyer budget besides the down payment?

Legal fees, land titles registration, an inspection, and the property-tax adjustment. A condo purchase also needs the documents the lender asks for, including bylaws and the information certificate. We do not quote a city-wide closing percentage.
