Lenders within our network offer projected-income options for eligible optometrists. This projected-income pathway is limited to final-year applicants at the University of Waterloo or University of Montreal, or newly practising graduates of those programs within 12 months of completion. Actual income related to optometry is also required.
Your broker confirms the applicable program before you rely on it. A projected-income figure is not a salary forecast or a mortgage approval.
School eligibility is specific
This optometry pathway names two universities and does not allow school exceptions. We check your institution and credential before considering projected income under that program. An optometry qualification from another institution does not automatically fit these rules, even when you are licensed to practise. We can discuss other financing options using the income and records available.
Connect graduation, income and the moving date
If you are in the final year, provide confirmation of enrolment and the year of study. If you have completed the program, bring dated completion evidence so the broker can check the 12-month window. Current income must relate to optometry. A future role, expected earnings or the degree alone does not replace the requirement for verified actual income.
Plan for student debt and down payment together
Student loans and lines of credit count in the debt assessment even if payments are deferred. Their qualifying treatment, the down-payment amount and any required contribution from your own resources need to be reviewed together. If a family member plans to help, confirm the treatment of that gift with your broker before making a financing commitment.
Keep the property purpose clear
This program covers eligible purchases, refinances and switches for an owner-occupied principal residence with no more than two units. A rental property, second home or optometry office is outside that particular residential pathway. A purchase of business premises belongs in a separate commercial property discussion.
Established optometrists and practice owners
If you have been in practice longer, we can assess a home purchase, renewal or refinance using your documented income. Explain whether you receive employment income, associate payments or income through a professional corporation. Our self-employed mortgage information is a useful starting point when business records form part of the application; the broker will tailor the document request to the lender and file.
