Lenders within our network offer projected-income options for eligible dentists. This projected-income pathway includes final-year applicants in eligible Canadian dental training and newly practising dentists who completed their program within the last 24 months. Actual income related to dentistry must be verified, alongside the other mortgage requirements.
Your broker confirms the applicable program before you rely on it. A projected-income figure is not a salary forecast or a mortgage approval.
General dentists and dental specialists
Both general and specialty dentistry appear in this projected-income pathway. That inclusion is a starting point for the lender review, rather than a promise based on your job title. A broker will check the degree, training program, completion date and actual income before using projected income in the application. Tell us if your qualification was earned outside Canada so we can assess an appropriate route.
Timing your home purchase around practice
The period between completing a program and establishing a longer earnings history can coincide with a relocation or new associate position. Provide the actual dates and income evidence. A projected-income assessment may help an eligible application, but it does not remove the requirement for related income or turn a future earnings expectation into guaranteed cash flow.
Student borrowing and funds for closing
The lender includes student loans and lines of credit when assessing debt, even when payments are deferred. Down-payment requirements depend on the insured or uninsured route and the actual income used in the file. Gifted funds and the portion required from your own resources need confirmation. Ask for the amount, source and closing-cost breakdown before making a purchase commitment.
Your home and your practice have different financing needs
These projected-income options relate to an eligible owner-occupied principal residence with up to two units. Buying dental equipment, a practice or its premises is a separate matter. If a property purchase is for your clinic, start with commercial mortgages. A rental or second home also requires a different assessment.
When you already have an established income history
A projected-income program is only one possible approach. An established dentist may have salary, associate earnings, dividends or business records that support another route. We can review those documents for a purchase, renewal or refinance. Tell us how you are paid and what has changed recently so the document request reflects your situation.
